What Is Wellness Design?

What is wellness design? It is the practice of engineering a home's physical environment, meaning its light, its air, its water, its materials, its sound and its electromagnetic field, so that the building itself works in service of the body rather than against it. I have spent thirty-one years designing residences for royal families, for heads of state, and for a handful of the most photographed people on earth, and I can tell you plainly that for most of that career we were decorating boxes. Beautiful boxes. Boxes with museum-quality art, hand-loomed silk, and marble quarried in a single village in Tuscany. But boxes that had almost nothing to do with the biology of the people living inside them. Wellness design is the correction to that. It treats the home as a piece of preventative infrastructure, not merely a stage set for a life.
I want to be precise about the term, because it has been diluted. “Wellness” now appears on everything from bottled water to hotel pillow menus, and my own industry has been especially guilty of borrowing the word without doing the underlying work. So before I describe what wellness design is, allow me a moment on what it is not.
What Wellness Design Is Not
Wellness design is not a Himalayan salt lamp in the corner of a living room. It is not a meditation cushion photographed next to a window. It is not bamboo flooring and a diffuser marketed as “spa-inspired.” These are aesthetic gestures, pleasant ones, sometimes genuinely calming, but they do not change the measurable biology of the people who live in the home. A candle that smells of eucalyptus does not alter your circadian rhythm.
This confusion matters, because clients arrive at my studio having been told, by well-meaning designers, that wellness is a “look.” It is not a look. It is a set of engineering decisions, many of them invisible, that govern how your nervous system, your endocrine system and your sleep architecture respond to the space you occupy for sixteen to twenty hours a day. A properly designed room may look austere, ornate, contemporary or classical. The aesthetic is a separate decision entirely, made after the biology is solved for, never instead of it.
I would also distinguish wellness design from biophilic design, though the two are often conflated. Biophilic design concerns the psychological benefit of natural forms, materials and views, so timber grain, water features, sightlines to greenery. It is a real discipline and one input into wellness design, but on its own it does not address air filtration, water purification, electromagnetic exposure or circadian lighting. It is a component, not the whole.
Nor is wellness design the same thing as a smart home, though the two are frequently bundled together by builders eager to justify a premium. A smart home automates convenience, so lighting scenes, climate scheduling, security, entertainment. Automation can support wellness design when it is used to enforce a circadian lighting protocol, but a house full of automated blinds is not, by itself, a wellness home, any more than a house with fast internet is a healthy one. The technology is a delivery mechanism, not the standard being delivered.
I raise these distinctions because I have watched clients spend extraordinary sums on the wrong problem. A family in Mayfair once asked me to replicate a wellness suite they had seen photographed in a hospitality magazine. When we tested their actual home environment, the more urgent issues were a forced-air system circulating unfiltered outdoor pollution and a municipal water supply heavy with chlorination byproducts. The photograph had sold them an aesthetic. Their bodies needed an infrastructure decision.
This is also no longer a fringe judgement on my part. The market has caught up with the argument. Zillow's 2026 home trends research found that wellness feature mentions in home listings rose 33 percent year over year, with spa-inspired bathroom mentions up 22 percent, which is evidence that buyers, and not merely designers, now price in the biological function of a home. Separately, the National Association of Realtors reports that wellness-designed homes command resale premiums of 10 to 25 percent, citing Global Wellness Institute research. My principle is simple: wellness is an engineering standard, not a decorating theme. The external evidence is that the resale market already prices that distinction. The takeaway is that a client considering wellness design is not purchasing an aesthetic trend, but an asset class the market has begun to reward formally.
The Actual Definition: Measurable Domains, Not Moods
At ÖND we define wellness design as the disciplined engineering of a set of measurable domains within a residence, what we call the Pillars framework. There are nine of them: Circadian Light Architecture, Air Excellence, Material Purity and Microplastic Elimination, Water as Luxury Utility, Electromagnetic Quiet, Acoustic Serenity, Thermal Comfort and Contrast Therapy, Grounding and Earthing, and Blood Filtration and Detoxification, the last of these delivered clinically through Eboo and Pharisas protocols by our physician partners. Each pillar corresponds to a documented channel through which the built environment, or in the final case the body's own filtration burden, affects human physiology. Take light. Research published in the International Journal of Environmental Research and Public Health found that residents given greater access to circadian-effective daylight in their homes showed earlier melatonin onset, more regular sleep and measurably higher vitality than residents in standard window conditions, in the same building, in the same week. A more recent randomised trial reported by Flinders University researchers found that circadian-informed lighting cut psychomotor vigilance lapses by roughly 50 percent and extended participants' measured sleep by 52 minutes. That is a physiological outcome produced by a specific engineering decision about glazing and light exposure, not a wellness aesthetic.
A recent Belgravia commission of ours illustrates the point precisely. The client, a finance principal in his fifties splitting his time between London and Riyadh, had been waking chronically between 2am and 4am despite an already well-appointed bedroom with excellent blackout. What he lacked was daytime signal, not darkness. We rebuilt the master suite's lighting around a full circadian protocol: 6500K daylight-equivalent morning light delivered indirectly via a soffit above the dressing area, tunable fixtures shifting to 2700K after sunset, and a hardwired amber-only scene after 9pm throughout the private-floor circulation. At ninety days he reported a return to a single seven-hour block of sleep on most nights, and reduced reliance on melatonin supplementation. My principle is that circadian architecture, not blackout alone, resolves fragmented sleep. The external evidence is the daylight and vigilance research above. The case study proof is the Belgravia commission. The takeaway is that darkness solves half the circadian equation and daytime light signal solves the other half, and both must be engineered together. We design to that decision deliberately, and you can see how Circadian Light Architecture sits within the wider framework.
Take air. The WELL Building Standard, developed from a substantial body of medical and public health research, organises the built environment's impact on the body into concepts including air, water, light and acoustics. Harvard's COGfx research programme found that cognitive function test scores roughly doubled amongst occupants of green, enhanced-ventilation buildings compared with conventional buildings, and a related Harvard Chan School summary links elevated indoor CO2 and VOC levels directly to measurable declines in cognitive performance. Wellness design responds with specified filtration, ventilation and monitoring, not an air purifier bought off a shelf.
Consider a 22,000-square-foot Bel Air estate we completed near a canyon prone to seasonal wildfire smoke. The family, a media executive, his wife and two school-age children, one of whom has mild seasonal allergies, had been relocating to a rental for weeks at a time each fire season because the home's original HVAC could not keep pace with PM2.5 events. We installed whole-home MERV-16 filtration with a supplementary HEPA finish stage at each bedroom, positive-pressure make-up air with activated-carbon pre-filtration, sealed-envelope upgrades against infiltration, and real-time PM2.5 and CO2 monitoring integrated into the home automation dashboard. During the following fire season, indoor PM2.5 held below 5 micrograms per cubic metre against exterior peaks exceeding 150 micrograms per cubic metre, and the family remained in residence throughout. My principle is that air infrastructure must be engineered to the worst plausible environmental event a property will face, not to an average day. The external evidence is the WELL Building Standard's air concept and Harvard's COGfx findings on cognition. The case study proof is the Bel Air estate's fire-season performance. The takeaway is that filtration specified as clinical-grade infrastructure, and measured continuously, is what actually protects a household, rather than the promise printed on the box of an HVAC unit.
This is no longer a niche preoccupation amongst a handful of physician-adjacent designers. Inman's reporting on 2026 luxury buyer behaviour finds that purified air, mineralised water and circadian lighting have become foundational expectations in high-end residential design rather than optional amenities, and industry coverage of ultra-luxury air infrastructure reports that clinical-grade air purification is now treated as being as essential as security or backup power in the segment in which I work.
Why This Requires an Engineering Mindset, Not a Decorating One
I trained in Paris in an era when the interior designer's job ended at the selection of a fabric. Structural and mechanical decisions belonged to the architect and the engineer, full stop. Wellness design collapses that division. When I take on a commission now, whether a palace in Riyadh, a townhouse in Belgravia or an estate in Bel Air, the first meeting concerns the client's sleep quality, the HVAC infrastructure and the municipal water chemistry, not a colour palette.
This is why I built ÖND in partnership with Dr. Thom E. Lobe, a physician specialising in regenerative and longevity medicine, and Dr. Fouad I. Ghaly, a regenerative medicine physician and hyperbaricologist. A wellness-designed home should be defensible to a physician, not merely admired by a design magazine. “A home is the largest medical device most people will ever own and never think of that way,” Dr. Lobe has told me, and it has become an operating principle for our studio. We do not promise to treat or cure anything, as no reputable practice would make that claim, but the environment either supports the body's own regulatory systems or quietly works against them.
The Pillars in Practice
I will go deeper into each pillar in the articles that follow this one, but it is worth naming them together here, because their interdependence is the entire argument for wellness design as a discipline rather than a checklist. Circadian Light Architecture governs when and how light reaches the eye across the day. Air Excellence governs particulate matter, humidity and oxygenation. Material Purity and Microplastic Elimination governs off-gassing, microplastic shedding and the toxic load of finishes, a subject I treat at length in my piece on microplastics in the home. Water as Luxury Utility governs filtration, mineral content and hydration quality throughout the residence. Electromagnetic Quiet governs the ambient electromagnetic field, particularly in sleep environments. Acoustic Serenity governs sound transmission, vibration and the baseline noise floor of a home. Thermal Comfort and Contrast Therapy governs temperature stratification and the deliberate use of heat and cold. Grounding and Earthing governs the electrical relationship between the body and the building. Blood Filtration and Detoxification, the ninth, sits at the boundary between the home and clinical care, and is directed by our physician partners rather than by a designer.
No single pillar, addressed alone, constitutes wellness design. A home with excellent circadian lighting and poor acoustics is not a wellness home. It is a home with good lighting. The discipline lies in the integration. A multi-building family compound we completed in Beverly Hills makes the case better than any single pillar could on its own. Three generations shared the property, with two family members in their eighties wanting to age in place, and young parents wanting the safest possible environment for grandchildren under ten. We applied the framework across the primary residence and the staff quarters simultaneously: circadian lighting throughout, whole-compound air and water filtration, non-toxic material substitution in every finish, an EMF audit and remediation in every sleeping quarter, and acoustic decoupling of the older generation's suites from the pool and the children's zones. Both generations reported better sleep afterwards, and, the clearest outcome of all, the senior generation has remained in the compound rather than moving to a care setting. My principle is that the value of wellness design compounds when the pillars are addressed together rather than sequentially. The external evidence is the framework itself, cross-referenced against WELL's multi-concept structure. The case study proof is the Beverly Hills compound. The takeaway is that a client evaluating a single pillar in isolation is evaluating the wrong unit of value, because the standard is the whole residence, engineered as one system.
Water as Luxury Utility deserves a further word, because it is the pillar most often skipped by designers who consider themselves thorough. Municipal water in most global cities is safe by regulatory standard, but “safe” and “optimal” are different thresholds. Chlorination byproducts and heavy mineral content affect not merely taste but daily hydration quality. We treat water infrastructure with the same rigour we apply to air, calibrated to the specific municipal supply of the property, whether that is Beverly Hills, Doha, or a country estate outside Paris drawing on a well.
Electromagnetic Quiet is amongst the newer pillars and the one I am asked about most sceptically. The peer-reviewed evidence on long-term low-level electromagnetic field exposure in the home is still developing, and I do not overstate it to clients. What we apply is a precautionary, engineering-based approach, so wired over wireless infrastructure where feasible, and shielding in primary sleep environments, as one input amongst nine rather than the centrepiece of the philosophy. Acoustic Serenity, by contrast, rests on some of the strongest public health evidence of any pillar. The World Health Organization's Environmental Noise Guidelines for the European Region recommend background bedroom noise below 30 dB(A) for healthy sleep, and link chronic noise exposure to elevated cardiovascular risk and sleep disturbance. Most luxury bedrooms, even acoustically “finished” ones, sit well above that threshold once HVAC hum, exterior traffic and plumbing vibration are measured properly.
Why Ultra-Luxury Clients Are the Natural Early Adopters
It is no accident that this movement began at the top of the market. Engineering a home to these standards requires capital, but more importantly it requires access: to physicians willing to collaborate with designers, to fabrication partners producing bespoke low-VOC millwork, and to mechanical engineers fluent in HVAC and indoor air science. My clients in Beverly Hills, Doha and Manhattan are, frankly, the population currently able to commission this level of integration.
That is consistent with what the broader real estate data shows about who is driving the category. Rocket Mortgage's national buyer survey found that 34 percent of home buyers now rank clean air and water filtration amongst their top three desired home features, second only to security, a demand signal moving from the ultra-luxury segment out towards the broader market. The category now has a name in the trade press, with coverage describing the emergence of a longevity residence category defined by preventive medicine, diagnostics and environmental engineering built directly into the home.
The ÖND Perspective
I did not arrive at wellness design through a marketing exercise. I arrived at it because I kept noticing that clients who had spent tens of millions of dollars on residences were still exhausted, still sleeping poorly, still complaining of the same fatigue regardless of the thread count of their linens. The Pillars framework is my answer to that observation, refined over three decades and stress-tested against the clinical judgement of physicians who have no stake in whether a room looks beautiful, only in whether it functions.
Wellness design, properly understood, is not a trend. It is the overdue application of environmental health science to a discipline that had, for a century, concerned itself almost exclusively with appearance.
